<p>It is surprising that the enormous expansion of the art system has taken place in a reduced number of typologies for art&#8217;s display. To apparently everybody’s satisfaction, the abandoned industrial space has become art’s default preference &#8212; attractive because its predictable conditions do not challenge the artist’s intentions &#8212; enlivened occasionally with exceptional architectural gestures.</p>
<p>The new Fondazione Prada is projected in a former industrial complex too, but one with an unusual diversity of spatial environments. To this repertoire, we are adding three new buildings &#8212; a large exhibition pavilion, a tower, and a cinema &#8212; so that the new Fondazione Prada represents a genuine collection of architectural spaces in addition to its holdings in art.</p>
<p>The Fondazione is not a preservation project and not a new architecture. Two conditions that are usually kept separate here confront each other in a state of permanent interaction – offering an ensemble of fragments that will not congeal into a single image, or allow any part to dominate the others.</p>
<p>New, old, horizontal, vertical, wide, narrow, white, black, open, enclosed &#8212; all these contrasts establish the range of oppositions that define the new Fondazione. By introducing so many spatial variables, the complexity of the architecture will promote an unstable, open programming, where art and architecture will benefit from each other’s challenges.</p>

<p><strong>面向永续都市的实践 &#8211; 成都远洋太古里的设计</strong></p>

<p>太古地产与远洋地产联袂开发的成都远洋太古里(Sino-Ocean Taikoo Li Chengdu)，位于成都市锦江区商业零售核心地段、与春熙路购物商圈接壤，是一个楼面面积逾10万平方米的开放式、低密度的街区形态购物中心。项目毗邻大慈古寺，是一个融合文化遗产、创意时尚都市生活和可持续发展的商业综合体，有着丰富的文化和历史内涵，其中包括的六座保留院落和建筑得以妥善修复。规划中，与都市环境和文化遗产紧密结合的广场、街巷、庭园、店铺、茶馆等一系列空间与活动将建立起一个多元化的可持续创意街区，为都市中心的更新提供了令人激动的可能。项目已于今春4月24日盛大开幕。</p>

<p><strong>我们究竟需要什么样的城市乃至生活</strong><br />
成都远洋太古里项目，是当代都市中心的新型发展形态，并非传统意义上的城市综合体或是商业中心。从设计的角度，建案计划所触及的核心问题，关乎城市及其建筑的未来——我们究竟需要什么样的理想城市，承载什么样的城市生活；在城市演进的新旧交叠的过程中，又如何引导都市更新和城市的可持续发展。</p>
<p>好的城市皆具有浓缩城市性格的都市中心，她们是城市的剪影和多功能的混合社区，是宜居城市的核心价值（livable city），比如伦敦的高云花园、纽约的格林威治村、东京的代官山、台北的永康街富锦街。我们项目所处的成都大慈寺片区，因为其场地规模、所处位置、历史渊源，具有极大的潜力和可能发展成为成都独具魅力的城市中心。</p>
<p>面对都市中心的创建议题，在成都远洋太古里长达七年的设计探索中，我们规划建筑设计团队和业主一道，希望跳脱单一都市建筑的思维，而是从都市更新和公共空间创建的角度，落实更具开放性、包容性、公共性和聚落特质的都市计划，并尝试回答可持续都市的诸多发展要义，整合性地思考集约城市、营商模式、适行城市、多元化混合发展、公共与共享参与空间、慢活社区、文化遗产的保育和活化利用、创意街区、地域场所感这些因素。</p>
<p>设计之道，简单地说是把公众生活的空间、文化历史的资产、公园般的环境，升华为街巷的氛围，并转化为营商和地区经济活跃的机遇，对可持续发展的都市更新具有启示意义。对于成都远洋太古里的专案，我认为可以概括出来的关键因素是 &#8211; 开放街区、新旧融合、快慢呼应、文化传承、空间共享、永续都市。</p>
<p>设计过程的关键方法，在于从社会互动、经济活力和环境共创的综合角度，赋予脉络、创造情景、重组价值、分享串联，让不同界別的人交流和合作，让创意可以在一个快乐的都市社区中发生。所以这样的项目，是更属于人、自然与社会的绿色都市与建筑，也是着重于优化都市公众环境和毗邻的公共空间，重新确立中国都市中心的形象和定位，致力推广区内的本土特色，把现有的历史和文化传统，结合成现代而可持续发展的环境，以吸引居民社区、游客和商业发展等。</p>

<p><strong>关于公共空间与场所感</strong></p>

城市的发展，涉及永续经济活力的驱动问题。其间，建筑的语言、敏感度以及洗练固然十分重要；不过，反倒不是都市项目成功的最根本要义。都市的设计，重要的是赋予空间混合性、渗透性、开放性、公共性、多元性、文化性、参与性、生态性、舒适性。Charles Landry 在《创意城市》（The Creative City: A Toolkit for Urban Innovators）中写道，“人与人之间的关系、互动与交流是城市发展的重要元素，而街道就是促进这些互动交流的平台。当我们要设计出一个人性化的城市空间时，我们需要更多以人为本的街道。”</p>
<p>街巷生活和公共空间，是设计的关键。在突破建制化的都市设计方面，好的设计是以直接面对城市和公众空间的形式做建筑，并将市井生活埋藏在街坊和建筑的空间里，不拘形式，打成一片。</p>
<p>在大慈寺区域，设计的根本理念可以理解为“都市中心”的空间与价值再造。“中心”所培育的社区价值，是整合而非片面，是多元而非单一，是创新而非因循，是参与而非隔离，是交叠而非分离，是影响而非强制，是伙伴而非孤立，是引导而非控制。</p>
<p>在形态上，非外非内的短、窄、密的小街廓、多里巷的空间，依循着历史中城市固有的概念，呈现了比建筑更为重要的建筑群落之间的环境。</p>
<p>对比在一个盒子的框架里策划空间而面对的界限，群落的建筑更具超越边界的特性；也因为是创意的中立区，所以更利于规划公众空间，进而包容不同年龄、社会阶层、族群、社会生活、文化资产、公共艺术、社区营造、环境再生、地方风土。在公共空间的层面上，群落建筑中部分私属空间转化为公共空间，而这样的公共空间可以籍由私营企业与民间共同妥善经营，这与画地为牢的公共空间私有化截然不同。</p>
<p>成都远洋太古里这样的都市计划就是将庞大的工程拆分成几十个量体，彼此貌似，但却定义着不同尺度和城市场景的组合；商户也有自我表现的空间和适应性。整个区域应成为真正的24h“开放空间”,是公众可自由穿行的城市“街区”，便于通行；另一方面，都市的穿越，让人们在通过和逗留的同时，可以欣赏到区内的环境景观和各种活动，使“逛”成为一种美好的体验和感受。从城市设计角度来看,“可渗透性”的街区也创造了视觉上的连接和延续，有助于人们对城市的识别和体验。群落间的那些与都市环境和文化遗存密切结合的广场、快慢区的街巷、保留院落、餐厅、剧场、夜店、花园、店铺等一系列空间与其活动，建立了一个欢愉、多元化的永续创意里坊。</p>
<p>所以之于场所感，成都远洋太古里是基于“面向公共空间和街区的设计学”。其方法，是探索几个基本的融合——空间策略和环境品质的紧密整合；生活体验性美学和生活方式与营商的结合；进而带动公众参与和创意社区的结合。</p>
<p><strong>变化中的文化创意商业街区</strong></p>
<p>当代中国的都市中心变化迅速，面临着极大的挑战。这不光是涉及到上文提及的都市自身文化和社会的发展问题，也与这个时代的独特性有关。比如，传统的单一购物零售模式，正受到日益完善的网络销售的挑战。市中心商业整合的实质也在发生改变。人们更期待获得良好体验的生活，包括开始转向一些更具有真实场所感、文化感、生态感、艺术感、时尚感、参与性的都市体验。在这里，生活空间与庙宇、老房子、林荫道、水景、咖啡馆、混搭餐厅、艺术品和多样的店铺紧密结合，是新时代生活和办公空间的延展。</p>
<p>我们的关键挑战，是重塑这种“体验”，通过独特的市场定位及更高品质的运营，与市民和访客分享价值。实际上，大慈寺的核心位置和文化维度，也引导我们去理解，在任何的文化中，神圣与世俗是统一体的不同方面。大慈古刹中传统的宗教活动、心灵的沉思静修、品茗闲聊和成都街头巷尾中喧嚣的麻将，组成了成都文化中不可分割的日常生活仪式。恐怕也许没有什么地方可以像成都远洋太古里这样生动地展现如此多元而富有魅力的文化了。</p>
<p>在成都远洋太古里，设计的构思是力图革新亚洲都市中那些典型的大体量、孤立的、封闭式、缺乏渗透性和开放性的开发模式。旧的模式和问题，在Jane Jacobs的批判中十分清楚，所以Jacobs提倡小街廓、历史性建物、有变化的人行步道、多样性、混合使用、集中等都市策略。</p>
<p>开放的“里”模式，可能摆脱人们惯性的以购物为单一目的的模式，增添多元的生活体验，让人发现生活中富有情趣的瞬间，以及同自然空间之间天然相依的本性。人们从传统的买卖行为模式中解放出来，更注重体验过程，提高了生活和购物过程的品质。当人们不满足单一购物模式的形式后，设计师从研究当地的特色、区域的气候、人们的生活习惯、不同阶层和年龄人的喜好出发，着重对细节和品质的提升，包括街巷密度、空间尺度、建筑体量、建筑密度等，从而提升一个区域乃至一个城市的品质，使城市功能逐渐趋于合理。</p>
<p>实际上，从营商的角度，成都远洋太古里依照基地固有的文化和空间特质，发展出了“快耍慢活”的 “快里”、“慢里”这样对比互动的商业业态。其中的店家，也是依此规划逻辑铺陈。我们的店家，不少是重要的旗舰店和概念店， 比如MUJI无印良品，就开启了所谓的“世界旗舰店”。这当然与成都远洋太古里自身的文化历史底蕴有关，自然也和与之相得益彰的街区规划和设计有关。</p>
<p>当然，这样的街区需要拥有良好的公共交通网络体系，访客能够通过连接的地下道步行到附近的地铁站。项目设有地下停车场和自行车库，提供千个机动车位，并有多部自动扶梯把访客直接从停车场带到地面的店铺与街道。</p>

<p><strong>关于成都远洋太古里的建筑特色</strong></p>
<p>成都远洋太古里的建筑，是对都市设计和营商设计的承上启下。这里的建筑，是作为公共空间的背景来设计的，或者说是从都市聚落群体的角度来设计的。这与当下很多都市建筑的姿态大相径庭。从建筑上，我们不是在设计人有我有的东西，而是为此时此地创造人所期望的，乃至更具想象力的场所。这里有几个重要的思路。</p>
<p>本案的建筑是与都市设计紧密结合的策略性设计。比如，建筑的设计就存在着基本意象的思考，或者说是视觉识别(VI)，比如街巷建筑的尽头，总是文化历史资产的展现，这正是成都远洋太古里项目独特的意象特征。</p>
<p>再比如，建筑的生成，就是关乎一系列与不同街巷空间相关的类型和尺度处理问题；片区规划的尺度和体量的基本原则包括以下方面：一是宽窄不一的街巷；二是两层为主、局部三层的退台策略；三是通过广场和庭院空间进一步形成缩放的格局。街巷等级分为街、里、巷三级。道路的多样性亦反映在沿街形态的变化上，比如在保持沿街街面连续性的同时，像传统空间一样，通过骑楼、柱廊、檐口、景观等形态的变化，营造非均质的线性空间，形成动态的曲折变化和丰富的公共空间。在大慈寺南侧和东西两侧的退台主要是结合两层高的建筑，有助于形成内低外高的整体格局，并同时通过朝向大慈广场和和尚街的大面积坡屋顶，展示以灰瓦为主题的色调、质感和谦逊统一的形态，并和寺庙的红墙形成对比。另外，以潮流时尚为主题的快区和围绕着文化资产的慢区，在材质的运用上也有所区分，比如慢区就多采用灰色的素雅陶土材料。</p>
<p>这里的新建筑，是当代的建筑，也在地适时的探讨传统在当下的转化。坡屋顶和深出挑的屋檐是建筑的一大特色，造型轻盈简洁。屋顶为灰瓦，屋顶坡度采取“四分水”的27度，以淡雅的深灰为主色调，屋檐下则是暖木色。材料与质感以求朴素，如灰色陶土砖、木材、灰瓦、石材等。建筑的山墙部分亦通过格栅的组合，较为抽象地回应四川当地建筑的悬山意像。</p>
<p>建筑的设计，需要平衡片区的统一秩序性和街区的多样性这样两重问题。如同传统的聚落一样，建筑三层和以上的部分采用了较为标准的设计，营造出了聚合村落的统一意象。贴近街巷和行人的建筑底层，反而是让店家自由创意发挥，呈现出丰富多彩的街道形态。从视觉的角度，建筑轻触地面，下层因为店铺，也更加有趣透明玲珑，和上部灯笼般的朦胧之态，形成了对照。</p>
<p>街区的建筑采用了层的策略，与街巷和公共空间契合，使从建筑的体量逐渐向室外空间延展过渡设计，譬如雨遮、座椅、水体、树木、街灯、标识、艺术品、步道，当然还有街头小贩的景致和临时活动的配置。这些街区设计，自发性地注入城市发展的血液中，符合“策略性城市主义”（tactical urbanism）的原则，最终塑造街区的长期变化。</p>

<p><strong>文化资产的保育与交流</strong></p>
<p>每个城市都拥有属于自己的记忆和可以诠释的传统，每个城市的记忆总会附着在某个场域，有些是物质的，但更多的是非物质的。虽然大慈片区大部分的街坊因为历史的原因已经荡然无存，但历史烟云中的无数记忆却依然对我们的规划形态有着无尽的启发。我们并无意仅仅回顾历史，而是希望籍由历史的基因和沉淀演绎出新生活中富有韵味的片段，并将历史文化的价值和保育思想，投射到未来的发展之中。</p>
<p>从保护旧有街巷脉络的角度，东西糠市街、和尚街、笔贴式街、马家巷、玉成街、章华里等，皆悉数保留。其巷里的有机形态，也与新的街巷相互穿插渗透混搭，而编织成了可步行城市的步道肌理。</p>
<p>经历了中国周边的亚洲保育运动的洗礼，尤其在新旧相遇的时代中，面对历史文化遗产的保育问题，我想，首先是要确立“文化资产(cultural heritage)”的概念，而非仅仅是针对老建筑的物质本身，就保护而保护。策略的关键在于是否可以通过演绎方式，丰富人们对文化资产的体验和历史环境的认识, 提升对当地社会和文化更高的认识和欣赏能力。</p>
<p>其次是面对所谓“管理改变”（managing the change）的问题。当下文化遗产保育的变迁，从单纯的物质保育，发展到注重社区层面的场域价值、关联和故事的文化历史资产保育。管理历史文化资产及其更新，在于理解新的需求，特别是城市和社区的需求。其次，是理解保育本身和活化的可持续发展和道德准则，以及法则与规范的限制。因此，手法和动机在于辨析新的活化功能和保育规划的准则。技术上是明晰的两点，保护价值的构成和潜在的技术风险，比如结构、新的功用负荷等。因此，文化遗产的保育和更新是，赋予脉络、营造应有的情景、重组价值、分享参与。保育这方面，如果就事论事的话，意义也难以拓展。所以，有几个层次：如何在整体规划上成为地标和纽带；如何新旧有别，融入故事和赋予演绎；如何有鲜活的内容，而非空洞的保育；最主要的是，规划文化遗产走廊，并在都市设计上赋予教育的涵意。不过，这样的都市更新项目更需要时间的孕育， 最终，才会成为可持续发展的文化资产，也是人所共享的地标，片区中的商业当然也可以受益。</p>
<p>Paul Ricoeur在《历史与真理》一书中讲到，只有当一个活生生的文化同时忠实于其源流，而又已准备就诸于艺术、文学、哲学和精神层次的创造性的时候, 才能够支持与其他文化的接触，不仅是有能力支持而且可以赋予这种接触意义。所以，文化历史场所，本质是一个对话性的场所，人们聚集在共享的空间中，作为平等的参与者面对面地交谈并形成“公共生活”。围绕着大慈寺，项目的文化使命是实现从文化历史片区和遗产地向多种文化活动场所的转变；培育新型的城市文化政策；将文化和历史元素作为发展的催化剂，体现为社会大众、城市生活服务的意义和作用。</p>
<p>文化资产嵌入在成都远洋太古里的项目中，顺理成章，并得以孕育。它唤起了人们的记忆，激活地点的意义，引领大众重新去发现被忽略的社区；也通过创意激发人文生活的荣誉感，珍惜现有的文化资源，试探新活力的可能性。最重要的是，籍由围绕文化历史所营造出近人的场所感(place making)，让人们重新靠拢在这片区域。</p>

<p><strong>不断成长的成都远洋太古里</strong></p>
<p>以大慈寺为邻的成都远洋太古里，反映着开发者、政府、设计师团队提升都市中心品质的态度。项目还原了城市中心的特征和繁荣，片区也成为了城市的标志，获得了似曾熟悉，但却更富多元魅力的认同感、亲切感和归属感；籍由都市文化创意和开放街区，也带来民众身处都市独特的愉悦和便捷；各方交流，也通过公共空间而无处不在。</p>
<p>当下，成都远洋太古里已经正式开幕了。这样的都市中心和开放街区项目，仍需面对未来几年和更长期的远景计划。项目运营管理者和设计团队将继续深入公共空间的细部优化，以及持续开展多样性的融合。真正意义上的城市就是这样，丰富活泼的街道生活，形塑出魅力的市井风貌，让我们有机会在一个又一个的巷弄里发现惊喜。<br />
我想，多彩纷呈的城市，确实是人类文明进程中最伟大的实验；而作为建筑家的我们，无非是让这样的探索，适得其所地发生在街巷之间，培育思考，找寻价值。</p>
